To begin the design process, please provide the following information:
Project location
Building layout plan (must include complete furniture arrangement)
3D model of the building (if available), or detailed measurements such as ceiling heights, door and window sizes, and floor level differences
Reference images or sample design styles you prefer
Estimated interior construction budget to ensure the design stays within your financial plan
Step 1: Quotation
Once we receive the required data, we will send you a design fee proposal based on the total design area.
If you agree with the quotation, a 50% down payment (Stage 1 Payment) is required to begin the process.
Step 2: Layout Design
After the first payment is made, the design and consultation process begins.
We will create or revise the room layout within approximately 2 weeks (depending on project size).
Includes up to 2 revisions.
Additional revisions beyond the second will incur an extra fee.
Step 3: 3D Design
Once the layout is approved, we proceed to the 3D design phase.
This stage typically takes 2 weeks or more, depending on the project size.

Step 4: Budget Estimation (RAB)
If you procedd build with us, let’s proceed to this Step 4 : Budget Estimation.
After the 3D design is approved, we will prepare a Bill of Quantity / Budget Estimation (RAB).
This process takes around 1 week, depending on the size of the project.
Production payment stages :
Stage 1 – 50%
Initial down payment, based on the total Budget Estimation (RAB), to begin furniture production.
Stage 2 – 40%
Second payment, once the majority of the furniture has been delivered to the project site.
Stage 3 – 10%
Final payment, after all furniture has been successfully installed on-site and the handover is completed.
Step 5: Production Time
If the client decides to proceed with construction through our team, we will request the first down payment based on the approved Budget Estimation (RAB) to begin the furniture production phase.
The production timeline typically takes 1 to 3 months, depending on the project size and the type of finishing selected.
Step 6: Installation Time
Once the majority of the furniture has been delivered to the project site, we will request the second payment (Stage 2) based on the approved Budget Estimation (RAB).
After this payment is received, our team will proceed with the installation process until completion.
Step 7: Handover
Once all furniture has been fully installed, we will invite the client for a final handover and joint inspection.
After everything is confirmed and approved, we will proceed with the final payment request (remaining balance) to complete the project.
Note:
Raw editable files such as AutoCAD (.dwg), SketchUp (.skp), or other working files are not provided to clients as part of the design package.
If you require the raw files for a specific purpose (e.g., handover to another consultant or for internal development use), this can be discussed and arranged for an additional fee, subject to a separate agreement and approval.
Intellectual Property Protection
These files represent the creative and technical work of our design team and are considered our intellectual property. Sharing them freely may lead to misuse or unauthorized modifications.
We charge a flat rate based on the area size:
0 – 1,000 m²: Rp 200,000/m²

Production cost is separate from the design fee. It refers to the cost of furniture manufacturing based on the approved 3D design.
Prices vary depending on the selected materials and finishes, ranging from Rp 4,000,000/m² to Rp 7,000,000/m².

Intellectual Property Protection
Civil construction costs will be determined based on the agreement made with our team.
For projects with a total construction value above Rp 6 billion, we apply a “Cost and Fee” system, where we charge a 12.5% management fee based on the total construction cost, or alternatively, a lump-sum contract system.
For projects below Rp 6 billion, we provide a total construction cost estimate (lump sum), calculated based on the final agreed design—whether designed by our in-house architects or by an external architect.
